This building was acquired mid-rehab from a seller unable to fund the repairs and who needed money after her husband left her. We closed quickly and paid all cash for the building, later obtaining permits and re-entitling the building, refinancing and finishing the rehab within several months, and stabilizing the property in just over a year.
Multifamily Vintage Renovation
Class B -> A | Deep Value Add Renovation
This multifamily apartment building was acquired from a long-time owner who was moving out of the country. The building was solid red brick and is built on an extra wide lot with beautiful original details light fireplaces and stained glass windows, but was 50% vacant because it needed large amounts of upfront capital for several large deferred maintenance projects. We closed quickly in all cash, finished the needed capital expenditures and lightly renovated and stabilized within several months.
